I've been a full time real estate entrepreneur for the last 4+ years, how can I display my closing skills?

What's up everyone,


I'm extremely green when it comes to this Bravado platform, and I arrived here from LinkedIn (which I hardly ever use). I've been wholesaling real estate full time for the last 4+ years, and now I'm in the process of transitioning into SaaS sales. If you aren't familiar with what wholesaling is, it is basically finding off market properties through many different prospecting avenues (cold calling, door knocking, sms, seo, etc), negotiating a contract price with the Seller below market value, then selling the property to another investor within the same transaction. If you are familiar with wholesaling, then you know that it is an extremely tough business, and most people never even close a single deal. I've closed over 45 deals since starting in 2018, and this was without ANY prior sales or real estate experience.


Please keep in mind that I did all of this completely on my own. Everything from generating my own leads, creating my own sales funnels, developing my own scripts, etc. I learned everything from Youtube, reading books, and gaining experience by doing. I'm 28 years old, and I'm a natural born closer with a proven track record. However, I'm now searching for a high level sales position, and I'm finding it difficult to display my talent on paper. I have full confidence that if I'm able to land a interviewed I'll be able to showcase my talent and sell myself in order to get hire, but I'm having trouble scoring the interview.


My resume is not as extensive as a lot of other applicants, but I KNOW I'll outperform a huge number of these guys in the work environment. I'm wondering is there anything specifically I can be doing to highlight my skills on my applications? Any feedback is greatly appreciated! Thanks in advance.

I would make sure to highlight how many deals and for how much $$ you have closed.

Then look at what the average deal size is and share that.
Share how long your sales cycle is. from first meeting to signed contract, how long is that?

I would shy away from saying that you are self learned though. it is SUPER impressive, but for some reason in Saas ppl want to know you have some sort of "formal" training.

Just focus on the results.

Sounds like you are doing well. why do you want to get into Saas sales?

On average I personally walk away with $13k-$15k per deal. I've had plenty of deals where I've made $20k-$30k, and on my largest deal ever I made $40k. I'm wanting to get into Saas because my entrepreneur journey has been great but it's also been up and down, and I'm at a point now where I can really use some stability. I made great money, but my main issues came with scaling, and also doing everything by myself I got burnt out after doing it for so long. I can only imagine how well I'll do in a environment where I'm not doing everything, but instead can actually focus on the areas I'm great at.

So these are great points to bring up when you land an interview and you're asked why you're moving from your current role. "I'm at the point in my career where I know I can really thrive in a corporate environment and really hit my numbers..." or something like that. Of course don't mention the burn out, just that you're a hard worker and the experience has taught you how to prioritize and structure your day to maximize your impact.

Agreed, you don't need that at this time. Also don't need to mention your lack of experience in real estate prior to 2018; that's inferred by the dates on the job.

I like the clear data points and focus on success otherwise.

Welcome! Like Tennis, I'm curious about why you are making the jump from RE to SaaS.

I think for LI and for your resume, focus on results and tie back to tangible numbers, e.g.: closed 8 deals with x revenue and an average deal cycle of y weeks/mo.
Opened z new accounts
Maintained a pipeline of (some large number)

But to that point, if you can share your resume (anonymously) as braintank requested, that will help us help you craft it so it showcases the skills you have.

LI is much the same - it's an online resume and a chance to share your CV and start to show up in searches that recruiters and hiring managers run to find candidates.

Speak to exactly what you just did on your resume

RealEstate wholesaling - 4 years - Cold calling, Script development, $$$ generated, Door-to-door selling, SEO, Text campaigns, Negotiation, Self Learned -

Something like that. Speak to how you did what you did on your LinkedIn as well.

Cold call sales leaders, sell them you. Tell them what you're telling us. Sales leaders are hungry for hungry and consistent people.

- you might wanna remove "Microsoft Office Suite" from technical skills, since nobody cares about it

- you might wanna redo the Core Competencies section as well, and either remove or tweak anything that sounds generic - like "sales initiatives" and "strategic planning". Try to be more specific perhaps

- I personally love your Key Accomplishments section. Crisp. Quantifiable. Value. Everything's there. Not sure about it, but maybe put it on the top and your roles and responsibilities on the bottom?

- I'd also recommend you try to put this information somewhere in the resume that you learned everything yourself from YouTube and Books. This is unique + high-in-demand, from a recruiter's perspective.

- Everyone wants to hire SaaS sales ninjas, but hardly anyone wants to create these ninjas themselves. This means your biggest roadblock can easily be lack of SaaS experience.

War Room correct me if you feel this is bad advice- but if youโ€™re trying to break into SaaS Iโ€™d highlight my experience as a user. Iโ€™m assume your expertise has you using some sort of SaaS product- if not in your resume have a cover letter or at least a script down to speak to โ€œas a user of X product I fell in love with ____ and ___ blah blah blahโ€

Has massive growth ever led to mental breakdown? I have been hustling since 17 years old chasing to strive for success doing odd jobs and unintentionally ended up with Edtech K12 Sales as my first official sales job - A toxic culture with no employee respect eventually me to switch after 18 months. Since reps in Edtech are highly valued, had no option but to continue in Edtech sales. This time it was higher education segment, things looked good in the first few month but slowly it started adapting methodologies like the old Edtech since the management was changed. I decided to move out and switch to B2B SaaS. After 13 months of learning & success, my aspirations werenโ€™t matching with the growth vision shared by my manager and ended up being desperate to switch. Got to a AM-Inside Sales role with a 50% hike. Guess what? It led to my mental break down since the culture is pathetic. In entire journey, all challenges never affected my performance but l am losing the spark to glow and hustle eventually. While I plan to switch, a token of guilt is still alive. The experiences have made me far better and strong as a BDR but blank about the next steps in my career. Thanks for reading. Do share your thoughts.
