It was fucked tbh. I met my realtors in August. Prices appreciated 6% between now and then. I live in Van now which is even more expensive, and I make “good money” and I still had to save like every penny. I put 8% down lol

Own and was able to move into our new place this year. Did a custom build and lucked out by signing our contract before the housing/lumber market got stupid. Also able to sell our old house when the market was in the height of stupidity here and had it sold in under 24 hours.

I'm curious to see how this plays out.  I know a lot of people that were able to change jobs during the pandemic due to work from home even though home is in a different state.  I wonder if that will change at some point.  I'm guessing WFH is great for employees but not ideal for some employers.

The Bay is fricken crazy. We almost dove in and bought a month ago. Then I actually ran the numbers and realized I would end up paying other people/organizations/bank more money in the short term then if I rented... 

I think building equity in the Bay is the biggest joke ever.

Seriously though. I was in the same boat, realized I’d build more equity by saving 3-4k/month and just renting. Especially when you look at 3BR houses with decent schools, renting is just disproportionately cheaper than buying at this time in the Bay Area.

My expenses are definitely higher owning. And if I rent out it’s negative cash flow no matter what, but that doesn’t account for equity and appreciation. That’s where the real value is.

If you own in a geo-stable, safe, resource-rich metropolitan, property value will never go down, no matter what happens to the economy/banks.

The safest investment you can make, though low yield. Housing is cool because you can build wealth just by existing.

I’m a Interpretive Dance Therapist and he’s unemployed. We need a six bedroom four bathroom house for the two of us and plenty of space for playing soccer and bungee jumping. Makes perfect sense. The place I own puts me at about $150 a month negative cash flow. In exchange my tenant pays into a mortgage that gives me about $900 in equity per month + appreciation on the asset.

My new place in Toronto has similar economics. I’ll only live there for 1-2 years before renting it. After that I may rent somewhere else in the city or go work remote in Mexico or similar. By the time I rent it, I should own 3-5 additional units.

Recently bought my first house. Obviously having a massive mortgage isn't like... GREAT.... but owning your own space is pretty awesome. I can do whatever tf I want to this house and don't have anyone to run it by. Re-did all the shitty landscaping over the summer for example and feel so good when people look at it like "yeah bitch this is all mine!"

Tbh, secured debt has never been a cause of stress for me.

It’s secured, that’s the point. In the worst of worst cases, you liquidate the asset and pay your bills.

The difference is, 99% of metropolitan property value goes up, so you always get more than you put in. You have options and the ability to rent it and get someone else to pay it. You profit on the appreciation, and pay “rent” into your own pocket, not someone else’s.

Plus, as you gain financial momentum, you’re not living in a world where you have to buy at 100% cash value. You can multiple asset acquisition 5x because of the loan/mortgage system.

The KEY is and always will be to keep your skill set sharp at and be valuable in the marketplace.

If we had a recession tmrw and I lost my job, I could go take a commission only job and still dominate. It wouldn’t be fun, but I’d stay afloat and that’s what matters. Come out the other side 1000% better off than most, and almost nobody has the kind of career where they can say that.

I live with my parents, but last year I had the options of renting vs owning and I definitely tried to own. Turkish housing market sucks, so I couldn't get an apartment but instead a brand new, 0 km car, but paying just a bit more than rent to own my own house in 10 years makes a lot more sense to me.
