Sold it a couple month ago for 120000 USD


Should I bother writing the key learning points - I think the entire example is a learning point - put your damn cash into high potential real estate.

Thanks, Rallier! I knew the area so well and also had been observing the infrastructure developments, steep demand increase, and the future potential of the location. Obviously, it was a 50% good strategy and another 50% luck on my assumptions.

Main tips:
- stay away from bubbly properties (if everybody is crazy about the particular location or property class, perhaps it's a good idea to think twice before jumping into. Not because it'll be bad, but because hyped real estate is normally overpriced)
- research, research, research. Real estate tends to pump you up and get you really excited very easily. Make sure you do your math well and do not let your emotions overrule you (tone of ways to calculate the potential investment potential - depends on the property class and place)
- depending on where you live, try to use financial institutions money WISELY. taking a mortgage is easy - reading between the lines of the bank's offer is the trick
- do not assume that the real estate market will have an uptrend always, that's not the case. make sure you have a battle plan on how to go through difficult situations.
- lands are good - they have 0 amortization or remodeling costs. they do not expire, neither get "older". also, Land can't be multiplied or stretched

And after all, go for it! (hope those tips are useful. let me know if you'd add anything.)
