This company is a real estate development company. They buy, rehab, and flip properties. They were referred to me from a realtor and wanted to begin building a portfolio of real estate for residual income. They'd never gone the conventional route of obtaining financing and went straight for hard money since they had a personal connection for it with favorable terms, however now instead of flipping, they decided to refinance this property into a 30 year fixed, cash out refinance at 3.99% - paying off ALL of their debts, AND netting 40k cash in their pocket to go invest in their next piece of real estate.
