What's your favourite story/biggest win when it comes to negotating on your OWN behalf?
House? Car? Antiques? Telecomm?
I'll go first.
I haven't bought my own car or house yet (gotta love Toronto), but I renegotiated the lease on my apartment last year and and wasn't happy with what I was paying.
Rents had gone down quite a bit (pretty much everywhere) and the same unit on higher floors was actually going for less than what I was paying. I asked about that, and as I'm sure you can all imagine, my inquiry was not met with enthusiasm.
So I decided to put a case together for my a rent reduction. I put together quite an email, linking back to their current pricing in comparison to what I was paying. But they already knew that. So I found comparables. My building was finished early 2020, so is pretty damn nice and has great amenities. I found 3 other new buildings with similar finishes and amenities within about a 5 block radius, and used Way Back Machine to pull internet archives showing that they were originally priced higher than what I was paying and were lowered significantly.
There were a few other levers I pulled to be even more compelling, but a guy's gotta keep something to himself.
As always, there was some back-and-forth, but I managed to finagle a pretty sweet deal. I really like my building and the management, so I'm sure I could've pushed harder on the reduction, but I was pretty happy. I also managed to have them honour an offer for new residents and scored an iPhone.
The result:
- ~12% reduction in rent
- 2 free months
- Free iPhone 12 mini
I did have to sign a new lease, but that's already up and I'm month-to-month, so it was definitely the right choice.
