New to full-cycle proptech sales - advice from those on the ground?

I've been in multifamily for over 13 years, primarily as a leasing manager of a rental brokerage. I recently started branching out into proptech, focused on companies that I think are in a position to disrupt my industry. Specifically, self-guided touring solutions have been all the rage since COVID, and I think they are here to stay.

Unfortunately, without specific SDR/BDR/AE experience on my resume, it's been tough to land any sales jobs in the field. So I recently got hooked up with a smaller company offering a self-guided touring solution geared towards individual agents/brokerages (instead of the larger platforms that offer a whole-building enterprise solution). I'm working for them on a 1099 basis as their only "full-time" AE.

They don't have a ton of sales materials or are a particularly big organization. This is fine because I'm really just doing this to get some relevant experience on my resume, though I would certainly stay here long-term if the product has some traction.

I'm basically making this up as I go along, without a ton of support from the owner. I've identified my ICP and have been going after them with some A/B testing on email campaigns, calls, etc. Of the few demos I've scheduled, I did close them at about a 50% rate, but the sample size is pretty small, and a few of them were warmer industry contacts anyway.

Has anyone ever been in a situation where they were just kind of left to their own devices and to figure it out? What advice would you have for someone just starting out in full-cycle without a ton of materials, scripts, etc?

At the very least, they are going to make sure I have LI Sales Nav, and willing to set up some other tools as needed (within reason).
