How do you cold call an office?

I am targeting real estate agencies and cold email is not working anymore. Most of the real estate agencies that I am talking to have their office phone on their website, for a few trials that I had I got a lot of gatekeepers.

How do you recommend me to pass them?

I wouldn’t call the offices. I would call the decision makers. Who are you trying to target? Not the secretaries ofc…

Most of the Brokers don't have their phone posted. so I am kinda desperate, with an empty pipeline

Yea I mean I think you’re better off just going through avenues you can reach them directly. The seems too Hail Mary. Maybe get free trials of lead scraping software?

Already done that, Right now I not trying to feel sorry for myself, but it kinda sucks feeling like an impostor yk? As I don't have a head of sales, I need to find a ways to keep pipeline going

This is the easiest answer ever…

1) Grab your phone.
2) Punch in the number
3) Make the call
4) Move down your list and. Repeat steps 1-3

On a serious note. If you want some good techniques for getting past gatekeepers check out John Costigan.

If you can't get direct lines, just be nice and polite. Don't play games. You won't get through them all.

You could always start asking about properties to get some real contact information. All is fair in love and sales.

When you call a RE office, you're going to get the low level broker who's been assigned to take incoming inquires. Or a secretary.
You need to know who to ask for specifically. The low level broker just wants to get rid of you and the secretary (gatekeeper) will want to shield their boss, but if you have a good script, you can get past that person.

Find the head agent. Go to their personal site or Facebook page. Boom.

Do you have any tools to get cell phones or direct lines?

Have you looked at LinkedIn ? I would think these brokers and agents have their number listed somewhere

If they ever put an OOO email on, most brokers will have their cell phone listed or a direct line in the signature.

Warm up the gatekeeper, they can get you through if you play the game.

Linkedin? Have you tried trying out apollo or sum?
Im currently calling office managers in law firms so, personal lines and LinkedIn is scarce. I did a list of a leads, went onto apollo and wrote down all the numbers I could find. Then, worked my way through th other ones which were just office numbers and asked for the extension to their office. Might not be their personal but, its the direct line I can find which is their office phone. best of luck !

Used to run into this all the time. I would navigate to the front desk and then tell the GK, "Hi, this is ChumpChange... I'm trying to speak with ________ they're expecting my call." It's hit and miss but the majority of these people are just on auto-pilot.

It's okay to call board line numbers / offices and ask them to connect to XYZ. When I was a BDR, that worked for me.
How do you pass through?. Send a LinkedIn connect, send an email to the prospect first. - "Hi I am looking for XYZ. Could you please put me through?" - "Sure, may I know who this is?" -"Yes, I am ABC calling from PQR company" - "IS XYZ expecting your call?" - YES.

White lies. That worked for me. I did say it in my email to XYZ that I would call lol.

Know who you're calling and if they aren't the one who picks up just say "Hey it's ____ calling John/Jane".
If they think you know the person they often will just put you through.

I used to do this when getting in touch with roofing distributors. Sometimes asking for the person in charge of "x" can be enough to get you passed over. Be especially kind to the gatekeepers, and make sure to try a few times.

This can work better if you have something to offer them (free sample, lunch, gift, etc)

Dropping in is also an option when you don't have their cell
