Prospecting neighboring companies

My company is an office building with about 10 other companies, all who are the ideal client for our software. 

Is there an unspoken rule about walking next door to the neighboring unit and talking to those guys about it? 

Like, would that make our company seem like the aunt at the reuinion who tries to sell everyone makeup?

Shoot them all emails and invite them all to a happy hour. Use the engagement to drive meetings.
