If he's genuinely telling you that these exact questions are what to ask, yes, he's wrong.
But if he's telling you to show genuine interest in your buyers and take some time to learn about them as individuals, he's not.

If the consultant is saying to lead with it, then no. Bring it up over lunch or something, sure. Don't think we're getting the entire story. Building a relationship of trust is vital!

Totally agree! The best rapport building is simply "I know you are busy so I will be super quick". Show you respect their time and you will have a better chance at getting them to listen
